Booking Conditions – EcoHost

1. Reservations

  • Reservations are subject to availability and payment confirmation.

  • To confirm a reservation, the guest must complete payment as indicated in the listing.

  • All fees (reservation, security deposit, cleaning, cancellations, or other conditions) are as published in the listing at the time of booking.

  • All prices include VAT at the legal rate.

2. Payment Methods

  • Payments may be made using American Express, Visa, Maestro or MasterCard.

3. Cancellation Policy

  • Free cancellation up to 5 days prior to arrival, unless otherwise stated in the listing.

  • Refund requests must be submitted directly to EcoHost.

4. Stay Conditions

  • The reservation holder must be 18 years or older and remain in the accommodation during the entire stay.

  • Guests under 18 years old may only be accommodated if accompanied by an adult who is the reservation holder.

  • The reservation holder must provide a valid phone number and email address.

  • Smoking and parties are strictly prohibited in the accommodation.

  • In accordance with the Schengen Agreement (Art. 45.1.a), foreign guests must be reported to AIMA.

  • Foreign guests must provide identification details by the check-in date, via email, WhatsApp, or Guest Form: ecohost.pt/guestform.

  • Guests must report any damage to the accommodation, contents, equipment or accessories, even if it is normal wear and tear. Failure to report may result in liability.

5. Check-in & Check-out

  • Identification documents may be requested for the reservation holder and foreign guests at check-in.

  • Check-in: from 15:00, unless otherwise agreed.

  • Check-out: by 11:00. Changes must be confirmed with the host.

  • EcoHost is not responsible for items left after check-out.

  • Found items may be returned upon request; all shipping costs are the guest’s responsibility.

6. Cleaning, Bed Linen & Towels

  • Accommodation is cleaned before arrival. Includes towels, bed linen, and extra blankets.

  • Guests must keep the accommodation clean and organized and return it in good condition.

  • Garbage should not be left in or near the accommodation; use public bins.

  • Theft or damage to linen, towels, decorative items, or property will be charged to the guest.

7. Noise, Illegal Activities & Safety

  • Quiet hours: 22:00 – 08:00.

  • Guests must not disturb neighbors.

  • No bookings are accepted for illegal or immoral activities.

  • Guests are responsible for their own safety during the stay.

8. Legal Framework & Force Majeure

  • This agreement authorizes guests to occupy the accommodation for the reserved period.

  • Guests are not tenants and have no exclusive possession.

  • If accommodation becomes unavailable due to circumstances beyond the host’s control (e.g., water or gas leaks), EcoHost is not responsible but will provide similar accommodation.

9. Amendments & Applicable Law

  • EcoHost may update terms at any time.

  • These terms are governed by Portuguese law.

  • Portuguese courts have exclusive jurisdiction over any disputes.
